long-term subletter in Brooklyn sought

I’m looking for a long-term subletter for my apartment. I’ll be gone from New York for at least the coming year and am looking for someone to sublet my apartment (with an option to take over the lease if the circumstances work out) for some or all of that time (it can be furnished or unfurnished depending on your needs).

 

The Timing:

My apartment in Brooklyn is available as early as June 17, but flexible, and I’m looking for a long-term subleter. Ideally I’d like someone in the apartment through next August, but I’m open to shorter sublets (through this August, the end of the year, or next June).

The Apartment:

The apartment (750 sq/ft) is a bright and spacious 3rd floor walk-up in Prospect Park South/Ditmas Park on Stratford Road between Church and Caton. The bright living/dining room has french doors that open to an office (or guest room or second bedroom if you prefer to split the rent with a roommate). The kitchen gets good morning light and the bedroom is large and easily fits a queen-size bed, shelves, dressers, and more. The apartment is on a quiet, tree-lined street, with lots of parking available if you have a car.

The apartment is an ideal place to work from during the day, quiet with great light.

 

The Neighborhood:

This apartment is in a perfect location, right in the middle of multiple train lines, great food, and open space. It is about a 7 block walk to the Church Ave. and Beverley Road stops on the B/Q, and about the same to the Fort Hamilton and Church Ave. stops on the F/G. It’s a quick train ride into Manhattan and even closer to downtown Brooklyn.

 

It’s a half a block to the Parade Grounds and Prospect Park which is the most fun place to spend the summer. There are concerts, bocce ball courts, tennis courts, baseball and soccer fields all within a half block of the apartment. There are lots of great restaurants and bars including Suzy’s Roti, Hunger Pang, Wheated, and Lark also within blocks of the apartment. It’s close to Cortelyou Road (less than a 10 minute walk or one train stop) and the Flatbush Food Coop, library, and dozens of bars and restaurants. There are three grocery stores within walking distance.

 

Rent:

Rent is $2400/month plus utilities and somewhat flexible depending on length of stay and if you want it furnished or unfurnished.
